Our New Pet Policy

Welcome to JLB Property Management!

We love our pets, but we have some requirements to ensure a happy, clean, and secure environment for both pets and residents.

Common household pets we accept are well-behaved, small domesticated dogs, rodents, fish, and certain reptiles. No cats. Tenants can have no more than two animals of any breed at a time.

Approved small pets require a $150 pet deposit, a $100 one-time pet fee, a $25 monthly rent, and a signed pet agreement. Pet fees are non-refundable.

Domesticated animals allowed with approval include:

- Under 20-pound domesticated dogs

- Small rodents kept in cages (gerbil, hamster, guinea pig, etc.)

- Small reptiles kept in cages (turtles, lizards, geckos, etc.)

- Small fish bowls

- No water tanks over 10 gallons

- No snakes, spiders, insects, birds, cats

Any dog over 20 pounds is considered a big dog and must be interviewed for training and behavior. Interviews are not guaranteed. If approved, there's a $250 pet deposit, $250 one-time pet fee, and $95 monthly pet rent.

Puppies over 20 pounds in weight as adults are considered big dogs at the interview, and from day 1 of lease.

We don't allow certain breeds: Dalmatians, Pit Bulls, Staffordshire Terriers, Huskies, Rottweilers, Chows, German Shepherds, and Doberman Pinschers. These breeds violate our property insurance agreement.

Pet fees are non-refundable.

If your pet prevents maintenance access, you must be present for repairs and maintenance at our schedule. 

Tenants pay for labor, materials, cleaning, and poop removal due to their pet.
